This project comprises two distinct phases of development.

Phase 1 – Three New-Build Dwellings

Phase 1 involves the construction of three new-build dwellings, following the successful approval of a Class Q planning application, which established the principle of residential development on the agricultural site.

A subsequent planning application was approved for the demolition of the existing agricultural barns and their replacement with three high-quality new-build dwellings. The revised proposals adopt a design approach that is more sympathetic to the character of the site and its rural setting, while creating a cohesive and considered residential development within the existing courtyard arrangement.

Phase 2 – The Farmhouse

Phase 2 comprises a larger new-build farmhouse, which will replace the existing derelict farmhouse on the site.

While the three dwellings in Phase 1 incorporate a contemporary interpretation of the traditional timber agricultural barn within a courtyard setting, the farmhouse takes a more traditional architectural approach. This distinction creates a clear sense of hierarchy across the development, with the farmhouse establishing a focal point and reinforcing the site's original agricultural character.

Both phases are currently under construction and are scheduled for completion in 2027.

The design focuses around a courtyard concept with extensive landscaping including a new pond and increased landscape screening from the streetscene. Each dwelling will benefit from garaging and utility spaces, as well as open plan living / kitchen and dining spaces, with a separate formal lounge and study. Upstairs 4 large bedrooms are created with a minimum of 3 bathrooms. Large landing spaces look over the double height entrance spaces. Each dwelling will have extensive front and rear garden spaces and will be highly sustainable with above target U values, Air source heat pumps, MVHR and PV panels.
